On August 7 2023 the property manager at the time from BGAM sent me an email saying the have an order to come out and do some "Cleaning in the bathroom, remove old caulking and to clean it replace the baseboard." The contractor that came said that the whole bathroom needed to be replaced, cleaned and repainted. The only thing he could do was fill the little holes near the tub. He said he was going to put in a new order and call me back. Ryan said they would send someone to get the job done but that person never showed and no follow up after that.

September 27th 2023, Ryan reached out about our unit using more water then we should and sends out a contractor named Trevor to check for leaks and to collect a copy of the key for the unit. I replied mentioning about them never showing up to fix the bathroom and he completely ignored it. I reported to Trevor about the leak in the bathroom above the shower where they had already cut and patched up before I moved in. He didn't come in but he said he'll let Ryan know. Ryan never followed up with me about it. It is now black mold where that leak is.

January 6 2024 At 8 pm I noticed that my room flooding from my closet. I went to Check the water heater on the other side of my closet and it was spraying water from a hose. Immediately, I called maintenance and left a message also tried to wrap tape around the area that the water was spraying out of to try to slow it down. Maintenance after hours called me back and said a contractor will reach out to me.

Carlos, the contractor, did not reach out till Sunday Jan 7 2024 @ 12 pm asking me to take pictures of the water heater and send it to him and he tried to walk me through fixing it over the phone. It was useless and he said he'll send someone and call me back. No one showed up and he never called back. I emailed Ryan about the situation and how absolutely no help showed up and that the water heater was still spraying water. Later that day at 10 am Carlos called me and said he was in San Pablo. Said he would be at my unit between 11:30 am to 12:30 pm. He didn't show up till 2:50 pm and fixed the water heater.

Ryan finally called me in Tuesday Jan 9 about the water heat issue. He explained that he is no longer the property manager for this property and that he was taking notes for the new property manager. He also said that the new property manager would reach out to me regarding the situation.

January 11 2024 I emailed Ryan telling him about the mold that I'm noticing around the unit and the horrible stench from the rug in the room being drenched. I also asked for the new property managers info. There was absolutely no reply from Ryan.

January 17 2024, a 24 hour notice to enter my unit was left on my door.

January 18 2024, the "new property manager" shows up with a person whom she was training. I asked her if she was here to take a look at the damages from the water heater and she had no idea that there was a work order for the flooding. She took pictures of every room. She told me that they would fix the damages from the water heater flooding. She took pictures in the bathroom and said that they were going to fix the leak above the shower and that she took pictures of the mold. She said that they were going to also take care of the roaches in the unit. She took pictures in the kitchen and said they were going to fix the floor and the mold on the walls and the stove. She also took pictures of the roof in the bedroom that looks like it's breaking or caving in. Before she left she said that she'll reach out to me in a couple of days. Since then, contractors have come and take pictures saying the same thing and never returning or communicating at all. I am being ignored and neglected by the property management. They only reach out to collect my rent. Please help!
